Not every dirty outdoor surface should be blasted with a high-pressure washer. Some surfaces are damaged by high pressure. Others simply aren't effectively cleaned by it, biological growth removed from the surface by force will regrow quickly if the underlying organisms haven't been treated.

Understanding which method suits which surface is important before any outdoor cleaning work is done.

What Pressure Washing Does

Pressure washing uses high-pressure water, typically 1,500–4,000 PSI, to mechanically remove dirt, grime, algae, moss and staining from hard surfaces. It works best on:

  • Concrete driveways and paths
  • Concrete pavers (with appropriate pressure for the joint situation)
  • Brick and hard masonry walls
  • Metal surfaces including fences and roofing (with appropriate equipment)
  • Tiled surfaces in outdoor areas

The mechanical force of the water physically removes the soiling. It's fast, effective on hard surfaces, and the results are immediately visible.

What Soft Washing Does

Soft washing uses low pressure, typically under 500 PSI, combined with a biodegradable chemical solution that kills algae, lichen, moss and mould at the biological level. The solution is applied, allowed to dwell, then rinsed at low pressure.

Soft washing is appropriate for:

  • Painted render and rendered walls
  • Timber decking and cladding
  • Roof tiles (terracotta, concrete and Colorbond)
  • Fibrous cement cladding
  • Aged brick that may be damaged by high pressure
  • Any surface where force would cause damage or dislodge material

Because the chemical treatment kills the organism at the root rather than just removing the visible surface, soft washing results last significantly longer than pressure washing on biological growth.

The Mistake to Avoid

Using high pressure on render, old brick or timber is one of the most common outdoor cleaning errors. The result is surface damage, blown render, raised wood grain, blasted joint mortar, that is expensive to repair and permanent.
