What Can and Can't Be Pressure Washed: A Sydney Property Guide
Pressure washing is one of the most effective tools for restoring the appearance of outdoor surfaces. It's also one of the most commonly misapplied, used on surfaces it damages, at pressures that are too high, or by operators who haven't assessed the surface condition before they start.
Here's a practical guide to what can and can't be pressure washed safely on a Sydney property.
Surfaces Well-Suited to Pressure Washing
Plain and exposed aggregate concrete, driveways, paths, outdoor entertainment areas and garage floors. These surfaces are dense enough to handle high pressure and benefit significantly from the removal of embedded grime and biological growth.
Brick, standard fired clay brick in good condition handles pressure washing well. Older or softer brick, and brick with deteriorating mortar joints, should be assessed carefully, damaged mortar can be dislodged by high pressure, allowing water ingress.
Concrete pavers, effective but requires attention to joint condition. If the joint sand is already depleted or the joints are loose, pressure washing will accelerate the problem. Joints may need to be re-sanded after cleaning.
Metal fencing, gutters and downpipes, responsive to pressure washing and often show dramatic improvement. Use appropriate pressure to avoid denting thin-gauge metal.
Surfaces That Require Caution or an Alternative Method
Painted render and cement render, high pressure damages the paint and can chip or hollow the render beneath. Soft washing with appropriate chemical treatment is the correct method for rendered surfaces.
Timber, decking and timber cladding can be pressure washed but only with appropriate low-pressure settings and correct technique. High pressure raises the wood grain and can cause splintering or delamination on older timber. Soft washing is often more appropriate for timber with algae or mildew growth.
Roof tiles, particularly terracotta and aged concrete tiles, which can crack under high pressure. Soft washing is the industry standard for roof cleaning.
Sandstone, a common feature of Sydney heritage properties. Sandstone is soft and porous; high pressure damages the surface. Specialist low-pressure cleaning with appropriate solutions is required.
Before Any Outdoor Cleaning Work
Inspect the surface condition before committing to a method. Check for: cracked or hollow areas (tap to test), deteriorating mortar or joints, loose material, areas of previous repair. A professional provider should conduct this assessment as part of the quoting process.
