What Should a Commercial Cleaning Service Include? A Sydney Business Checklist

One of the most common frustrations with commercial cleaning contracts is discovering after the fact that key areas were never included in the original scope. The quote looked complete. The price seemed fair. But three months in, the kitchen is consistently missed, the bathrooms are done to a minimum standard, and the things you assumed were included turn out to be extras.

The best way to avoid this is to know, before you sign, what a properly scoped commercial clean should cover, and which items are commonly excluded or deprioritised by lower-cost providers.

Daily Cleaning: The Baseline

For most Sydney offices, daily cleaning covers the tasks that accumulate within a single working day. This typically includes:

  • Vacuuming all carpeted areas and mopping hard floors
  • Emptying all bins, including desk bins if present
  • Cleaning and sanitising all bathrooms, toilets, basins, mirrors, floors
  • Wiping down kitchen surfaces, cleaning the sink, restocking soap and paper towels
  • Dusting desks, reception areas and common surfaces
  • Spot-cleaning glass entry doors and internal glass panels

This baseline keeps the space functional and presentable. It does not address accumulated buildup, that requires periodic deeper work.

Weekly and Monthly Additions

A well-structured commercial cleaning contract includes periodic tasks that go beyond the daily baseline. These might include:

Weekly: Full kitchen clean including microwave, rangehood filters and fridge exterior; cleaning internal glass panels and windows at ground level; thorough sanitising of high-touch surfaces (door handles, light switches, lift buttons).

Monthly: Moving furniture for floor cleaning underneath; detailed dusting of ceiling fixtures, air vents and blinds; deep clean of kitchen appliances including oven if applicable; carpet spot treatment.

What's Frequently Excluded, and Shouldn't Be

Watch for contracts that omit bathroom restocking (a common extra charge), internal window cleaning, and any cleaning above a certain height. Grout cleaning, oven cleaning and carpet extraction are almost always extras, but they should be available to add at a clear, defined price.

A professional provider will present a scope that's transparent about what's included at what frequency. If the contract is vague, ask for a written room-by-room breakdown before signing.
